By creating an account or using Fía, you agree to these Terms and our Privacy Policy. You must be 18 or older and able to enter a binding contract.

Fía lets landlords post units, screen and verify applicants, communicate and schedule showings; and lets tenants apply, get verified, build a portable profile, and message landlords. Some features may be added over time or offered in select areas.

Fía is a technology platform. Landlords make their own rental decisions; we surface information, we do not decide who is approved. For screening, we act as a conduit to a consumer reporting agency. We are not a party to any lease, nor a real-estate broker, nor a legal, financial, or tax advisor.

Provide truthful information and keep it current. You are responsible for your account and its security, and for notifying us of any unauthorized use.

Screening (credit, criminal history, evictions) happens only with the tenant's authorization, for the permissible purpose of a rental application. Tenants have rights under the FCRA (access, dispute, adverse-action notice). Screening fees, where they apply, comply with applicable law, including state caps.

Landlords agree to comply with the Fair Housing Act and all fair-housing and anti-discrimination laws. You will not use the platform to discriminate based on race, color, national origin, religion, sex, familial status, disability, or any protected class. Screening criteria must be objective and applied consistently. You are responsible for your rental decisions.

You keep your content and grant us a license to host and display it to operate the service. You will not post false information; harass, defame, or discriminate; scrape or misuse others' data; or attempt unauthorized access.

Fees (screening, subscriptions, or future rent-collection services) are described at the time of purchase and are processed by third parties, whose terms apply.

Features such as suggested rent, verification summaries, scores, and any financial or tax outputs are informational only, based on the data provided, and are not an appraisal or legal, financial, tax, or investment advice. Suggested rent reflects market information for your individual use and is not coordinated price-setting.

The service is provided "as is" and "as available," without warranties. We do not guarantee the accuracy of third-party data (reports, verification, estimates) or that the service will be uninterrupted or error-free.

To the fullest extent permitted by law, Fía is not liable for indirect, incidental, special, or consequential damages, or for lost profits or data.

You agree to indemnify Fía for claims arising from your use of the service, your content, your rental decisions, or your breach of these Terms or of the law (including fair-housing and FCRA obligations).

You may close your account at any time. We may suspend or terminate access for violations or to protect the service or its users.

These Terms are governed by the laws of the State of Wisconsin.

We may update these Terms; material changes will be notified. Continued use constitutes acceptance.
